Purchasing a Condo
- Q. I would like to purchase a condo. What next?

Renting a Condo
- Q. I’m interested in renting a condo. What next?
- A. Please complete the application and then contact us to schedule an appointment.
- Q. Are appliances provided? Can I bring my own?
- A. All Haley Estates condos come ready with standard appliances. View the complete list of appliances on our Condos for Rent page. If you would like to bring your own appliances, please contact us for approval.
- Q. Are utilities included?
- A. No, tenants are responsible for their own utility costs.
- Q. How much do utilities average?
- A. Utility charges can vary drastically depending upon factors such as seasonal weather changes, utility company production costs, and the overall economy. However, the largest factor of utility cost is your household consumption. Please be aware that your monthly utility bills are ultimately affected by how high the furnace, air conditioning, and water heater temperatures are set, how much water is used for laundry, dishwashing, bathing, and watering plants, and how much electricity is consumed by lighting, appliances, etc. NIPSCO offers a list of Household Energy Tips to help you save money. In addition to rent, we currently suggest that tenants budget approximately $140.00 per month for the combined totals for their gas, electric, and water/sewer bills. Extra services such as internet, telephone, cable, and satellite would incur additional costs.
- Q. When should I transfer the utilities?
- A. Upon signing of the lease, please contact all utility companies and have the utilities placed in your name effective as of the date of move in. When moving out, contact all utilities and have them placed under the name Troyer Management effective as of the date of move out.
- Q. Where do I receive my mail and newspaper?
- A. A mailbox with attached newspaper slot is provided for each condo at or near the end of the driveways.
- Q. May I grow a garden?
- A. Plantings that extend beyond the rock beds around the condo and mailbox must be approved by Troyer Management prior to installation.
- Q. Are pets allowed?
- A. No pets are permitted without prior consent of Troyer Management. Tenants are responsible for pick up and removal of all pet waste from lawn prior to mowing. Barking or dangerous dogs are cause for termination of lease.
- Q. Where do I park? May I park a trailer, boat, or camper?
- A. Tenants should park in their garage or on their half of the shared driveway. Guests of tenants may park in the street, but should not block driveways or mailboxes. Trailers, boats, or campers must be approved by Troyer Management prior to being placed on the property. Non-working vehicles may not be parked on the property and are subject to towing at the tenant’s expense.
- Q. May I install telephone, cable, or satellite?
- A. All Haley Estates condos are prewired, ready for telephone, cable, and/or satellite. Dishes may be installed, but any changes or additions to the physical property must be approved by Troyer Management prior to installation or change. A variety of service providers are available. Check the Utilities section of our Condos for Rent page for a list of providers.
- Q. When, where, and how do I pay my rent?
- A. Rent is always due on or before the first day of each month. We accept cash, personal checks, cashier’s checks, or money orders via postal service. Payment can also be dropped off at our office. If you are interested in making payment via online bill pay, please contact us.
- Q. Can I earn referral credit?
- A. Yes, for each application you refer that leads to a successful lease, you can earn $50 credit toward your next month’s rent. To ensure you receive credit, make sure the applicants you refer to us list your name on the “Referred by” line on their Application form.
- Q. Should I get renter’s insurance?
- A. While renter’s insurance is not required, we highly recommend it. Tenant’s personal contents are not insured by Haley Estates nor Troyer Management. Renter’s insurance covers the loss of the tenant’s personal property in the event of disaster or theft.
- Q. What is the local school district?
- A. Public education in Kendallville and the eastern third of Noble County falls under the jurisdiction of the East Noble School Corporation. Several other private schools are available in the area. Please see our Community Information page for more about schools.
- Q. Is there a move in/move out checklist?
- A. Yes. Download our Move-In and Move-Out Checklists from the Application Documents section on our Condos for Rent page.
Maintenance
- Q. Do I have to mow my grass and plow my driveway?
- A. No, Haley Estates provides maintenance-free living. Lawn care, snow removal, trash pick up, and general maintenance are covered in the monthly rent. All personal property (garden hoses, lawn furniture, toys, balls, bicycles, etc.) must be removed from the yard for mowing service. Troyer Management is not responsible for mowing damage to personal property. - Q. Who do I contact for maintenance?
- A. When in doubt, contact us (Troyer Management) by phone or email with any questions you may have about maintenance. Please do not hesitate to contact us, as problems are often much easier to solve the sooner they are identified. Below are a list of scenarios to help guide you in deciding who to contact for particular issues.
- Report a fire – Immediately get outside, contact the Kendallville Fire Department, notify your adjacent neighbors, and then contact Troyer Management
- Power outage – contact AEP Indiana Michigan Power
- Gas leak – leave immediately and contact NIPSCO from outside or a neighbor’s house
- No heat, A/C, or hot water – contact Troyer Management
- Problems with appliances – contact Troyer Management
- Street light outages – contact the City of Kendallville Mayor’s Office
- Neighborhood disturbance – Quiet hours are 11:00p.m. to 8:00 a.m. Disturbing your neighbors is cause for termination of lease. To report disturbances, contact Kendallville Police Department first and then Troyer Management
- Pipe leaks, fire hydrant leaks, water damage – contact Troyer Management
- Stopped up toilet or bathtub – DIY (call your plumber)
- Changing a lightbulb – DIY (If you can’t reach the bulb, feel unsafe, or are having difficulty, please contact Troyer Management
- Change furnace filter – DIY (Replace with standard furnace filter size: 14″x20″)
- Carry out trash – DIY
- General house cleaning – DIY or hire a house cleaning service.
- Carpet cleaning – DIY or hire a carpet cleaner. (We recommend Dan Brown of Hometown Carpet & Furniture Cleaning.)
- Q. When is trash picked up?
- A. Noble County Disposal usually picks up trash at Haley Estates early on Monday mornings. Please visit the Noble County Disposal web site for information regarding holiday schedules. Trash should be placed in bags or containers near the curb for pick up. If you would like a trash container, they can be purchased from Noble County Disposal. All trash receptacles should be stored inside the garage when not waiting for pickup.
- Q. Where do I recycle?
- A. Northeast Indiana Solid Waste Management District offers recycling services.
- Q. Should I disconnect my garden hose from the hose bib in the winter?
- A. Yes! Remove garden hoses from the hose bib before the first frost to prevent the pipes from freezing. Any damages or repairs due to frozen hose bib/pipes will be fixed at the tenant’s expense.
- Q. Can I paint my condo?
- A. No. If you are in need of touch-up paint, please contact us.
